STRUCTURE. Reinforced concrete structure, based on one-way spanning slabs with semi-joists, resting on flat concrete beams and supports. The ground floor will be based on self-resistant joists.
OUTER WALLS. The facade walls will be made of 11 cm. thick external brick with a 4 cm air gap with thermal insulation and a 7 cm thick internal brick wall.
ROOF. Inclined roof made of top-quality mixed ceramic tiles, placed in lines parallel to the eaves over small partitions and sub-roof brick with a layer of moisture resistant mortar and thermal insulation. The flat roof will be made of light concrete for thermal insulation and slope creation, with levelling screed, waterproof membrane and paved finish.
INTERIOR WALLS. Made from hollow 7 cm brick. The party walls between dwellings will be made of a double layer of 7 cm brickwork with air gap.
EXTERNAL FINISH. Frames in white lacquered aluminium and blinds with aluminium slats. Semi-solid front door veneered in heat-treated beech, with fittings, handle and peephole.
INTERNAL FINISH.
Internal doors veneered in varnished heat-treated beech. Fitted wardrobes with sliding or folding doors, according to size, matching the internal doors, in heat-treated veneer.
TELEPHONE. Installed as per plans and complying with current telecommunications infrastructure regulations. Sockets in living room, kitchen and master bedroom.
TV-FM RADIO. Installed as per plans and complying with current telecommunications infrastructure regulations. Sockets in living room and master bedroom.
KITCHEN. High and low kitchen units in heat-treated beech. Workbench with Spanish granite worktop, single-bowl sink and draining board. Water and electricity connections for washing machine and dishwasher. Ceramic hob with 4 induction zones and extractor hood included.
FLOORING AND TILING.
Stoneware flooring throughout the dwelling.
Bathroom, toilet and kitchen with ceramic tiles.
ELECTRICITY. Installed as per plans and complying with current regulations. Simon 75 switches or similar.
INTERCOM. Video entry system in each dwelling.
PLUMBING. Coated copper piping with connection points as per plans. PVC drainage pipes and individual U-bends or siphon trap in each room. 100-litre capacity electric water heater.
BATHROOM FITTINGS. Bathroom and toilet: white Dama or similar fittings with Monodín or similar mixer tap, all Roca brand. Malta Angular white porcelain shower tray.
GLAZING. 4+6+4 mm insulating glass.
PAINTWORK. Textured interior paintwork on horizontal and vertical surfaces.
CLIMATE CONTROL. Full air-conditioning with heat pump in living-room and bedrooms.
