TECHNICAL SPECIFICATIONS

FOUNDATIONS made up of isolated footings for pillars and permanent footing for the walls.

FRAMEWORK made up of one-way slabs and reinforced concrete pillars.

BUILDING ENVELOPE. The building envelope is made up of an 11 cm thick exterior brick layer, a 4 cm porespan insulated chamber, and a 7 cm thick interior brick layer.

ROOF DECKS are made up of attic partition walls, slabs for pitched roof areas, a cement mortar compression slab and finished in brown ceramic roof tiles, with thermal insulation that includes fiberglass blanket.

INTERIOR BRICKWORK uses 7 cm hollow brick for dividing walls between rooms and bathrooms. Party walls between properties are made from 11 cm double hollow brick with air chamber and insulation.

EXTERIOR WINDOW FRAMES are made from PVC and are tilt-turn windows made by the company Kommerling. Windows are fitted with white aluminium automatic external roller blinds.

INTERIOR FRAMES are made from Spanish pine and astragals are made out of cherry wood veneered MDF. Semi-solid cherry wood veneered doors. Metalwork is matt stainless steel. The built-in wardrobes fitted with sliding doors, draws, shelves and rails, match the cherry wood of the interior doors. The front door is reinforced and has a spy-hole, a three point locking system and safety fittings.

KITCHEN. The kitchen units are made from cherry wood veneered MDF with matt stainless steel handles. The work surface is Silestone, with a two basin sink. There are water inlets/outlets and power sockets for a dishwasher and washing machine. The vitroceramic hob is built into the sideboard and there is also an extractor hood.

FLOORING AND COVERINGS

  • Imported polished "Onix" marble flooring laid on impact-resistant slabs throughout the property.
  • Stoneware flooring on terraces.
  • The kitchen is tiled with 32 x 65 cm tiles, "Colouse Marfil" model.
  • Bathrooms are tiled with high quality ceramic tiles and "Trend" gresite borders.
  • Blue ceramic window mouldings.
  • Interior plasterwork with mouldings.
  • Exterior and eaves with white rough finish single-layer mortar.
  • Varnished wooden roofs on terraces.

PLUMBING with sheathed copper tubes and the number of inlets/outlets indicated in the project. PVC drains and individual siphons or one siphon trap per area.

BATHROOM FIXTURES

  • Toilet and bidet in both bathrooms are white and made by Roca, "Meridian" model.
  • Acrylic hydro-massage bathtub in the main bathroom, "Kubik" model with screen.
  • Shower and screen in second bathroom.
  • In both bathrooms, white porcelain sinks on white gloss waterproof MDF surfaces.
  • Chrome "Milenium" model taps on the sink, bidet and bath, made by "Antiga".
  • The shower has a double spray shower head and three positions, chrome finish, "Plus" model made by "Ternobili".

ELECTRICITY SUPPLY depends on the individual specifications and always complies with current regulations.

WINDOWS are "Climalit" double-glazed with safety glass in fixed windows and the living room.

PAINT

  • Interiors painted with white plastic paint.
  • The wood is finished with synthetic varnish.

HEATING AND AIR CONDITIONING. Air conditioning and heating in the living room and bedrooms, which can be controlled and programmed separately in each room. Heated towel rails in both bathrooms.

GAS. Piped gas and a "Junkers" boiler or similar model. Central gas tank in the residence with individual meters for each property.

TELEPHONES. Flexible PVC telephone wiring with broadband installation in the living room, kitchen and bedrooms.

TV-FM. Flexible PVC wiring with points in the living room, kitchen and bedrooms.

AUTOMATIC VIDEO-ENTRY SYSTEM. Video-phone entry system for each property with a CCTV camera at the building entrance.

LIFT with automatic doors, stopping at every floor from the garage to the top floor.
